Lately my DH and I are feeling we are at a dead end. We live on Long Island with our two children in a 3 bdrm/2 bath house on .43 acres. We pay over $7,000 in taxes for this puny parcel. My DH is a talented woodworker and runs the fabrication department of a cabinet shop. I stay home with the two children, homeschool my DS (6), play with my DD (3), and care for the house and animals and everything else that comes with being a SAHM. My DH works his butt off so we can live here. Why? Well, the area and the beaches are beautiful, BUT that's about it! We feel we could do better with our lives. We bought the house in 2001 when prices were still pretty low and if we sold now we could easily walk away with $150,000 in our pockets. We've been researching Maryland and may want to move there. We could buy a 10 + acre parcel of land with a house and barn with $100,000 down and be paying half the mortgage and less than half the property taxes.

My dream;

To live and work on an organic farm growing and selling organic fruits and vegetables and raising farm animals for eggs, dairy and fiber. To hold festivals on the property and workshops teaching self sustainability and living green while still being home with our children. I have a back round in horticulture, but would like to move toward agriculture.

My DH's dream;

To work at home. Currently he has a workshop in our basement where he makes wooden bowls and other things with his lathe. He knows he'll need to continue his career as a cabinet maker, but eventually he'd like remain at home working for himself, doing what he really loves to do. He loves the idea of living on a farm where I'd be able to help with the income and help sustain our family. He'd need to have a garage or barn where he could use as a workshop on the property.

So, I'm wondering if others on the forum have done anything like this? I would like some advice as to where to start. Should I take any courses in agriculture, or would reading a researching be enough to get started? What do I look for in a good fertile land? Any suggestions would be great! :D

Or you could take that $150,000 and buy a 30 acre farm with 300 feet of private sandy beach in Atlantic Canada cash, with no mortgage... farms here pay less property tax, so it would probably be $1000/year. :)

That sounds like a lovely idea, and is somewhat similar to what DH and I are looking for.

I hope you find your dream...

I'm interested to see what people say about finding your dream property, and how to judge fertile land...

Sounds great, but I should have mentioned that we are looking to stay on the east coast. Warmer than long island, but not so warm that we'll never see snow. Delaware has a high rate of cancer and pollution causing chemical factories so that's out. We want to stay within driving distance of Long Island because we have a lot of family there. I like the location of Maryland. ;)

Those are mighty and good goals- I hope it works out for you.
Plenty of people around here have done that. It would still be possible but the pot growers have made this area much less family friendly so most of the people who are doing what you want are middle aged or older.

can't really help with the specifics of how to do it, but i'm big on the encouragement that you can do it! Maryland is nice. You might also look at Virginia, as there is a lot of interesting stuff going on with local, sustainable agriculture in VA.

of course, if you were willing to come a little further south, North Carolina is AMAZING. i live an hour from the TN/NC state line and i go over as often as i can. you've got fantastic mountains AND beautiful beaches. also Asheville, NC is pretty much the organic, sustainable capitol of the Southeast. plus, i think land prices are still cheaper in NC than they would be in MD or VA.

Truth be told, no. I used to have a whole lifetime of dreams, but it doesn't look like they are going to happen. Instead of bemoaning it, I just decided to get more creative with the hand I have been dealt.

Same with me...lifetime of dreams that will never come true, but I can grow where I'm planted.

So, that's what I am doing right now. :)

Good luck on the venture...it is definitely doable and the starter cash is a huge plus! Let us live vicariously through you? Post your progress and pics on a journal so we can enjoy your adventure! :thumbsup

Sell your house first. Real estate is hard to move right now. Do your research well. You will probably get a bargain on your new property. Research the area you like for soil info, growing season. Get info from the local extension of Ag. Just some things I wish I had thought out more carefully. But do it!
