We had an interesting afternoon yesterday re selling our current property. First off, to clarify, we are listed with two local agents. A, who is fantastic and B who is well, not fantastic... quite the opposite of A actually.

So, agent B phones yesterday afternoon, wanting to know if we sold our place yet :)rolleyes:). I said no, it's still for sale and she says great they have a client who wants to put in an offer. The guy hasn't been round to view our place yet, but he wants to buy it. It happens, but... She had no details for us, no amount nothing. Shortly after agent A phoned and said she wants to bring people round to view our property, so DH filled her in on what agent B said. It just so happens that the same guy phoned her as well to enquire about our place.

Agent A phoned the guy and asked him very carefully, what the deal is. It turned out his offer (which we haven't received yet) is subject to him liking our place, once he got his buns down here and had a look, and deciding he really, really wants to buy it. He wants to tie us up for 2 weeks, during which we may not show the property to anyone else, try to sell it, nothing. Then, when he comes here, have a good look and says no, he doesn't want it, we can put it back up for sale and his offer is null and void. Hmm... no?

DH said to agent A that is absolutely out of the question. Until he, or anyone else makes a firm offer to purchase and the papers are drawn up and signed, we're going to keep advertising it. MIL is staying here as well and her health is not good. We need to get her out of this crop spraying asap and we cannot move her until we sell. We don't have 2 weeks to waste on a "maybe". If he's that keen, he'll just have to make a plan and get down here and decide if he wants it or not.

Agent B said the guy is going to send over his offer today and then we'll talk to them and see what the man wants to do. We also still don't know the amount he's thinking of offering... Which may be way under our asking price, in which case he needn't bother. In an effort to get a quick sale we priced it under market value, so we're not going to entertain insulting offers :) Fingers crossed something will come off this.

Well, we bid on a foreclosure without even seeing it--and won the bid! We looked at pictures on the real estate site. Our daughter and SIL looked at it and said buy it! We did go look at it before we signed the preliminary papers, but that was the only time and we are closing Tuesday. I. CAN'T. WAIT.

Good luck and I hope this guy is really serious and buys your place!

Thanks all. Did I mention agent B is not fantastic? I did.. Well, we didn't hear a word from them yesterday. It is perfectly acceptable for them to phone, tell us they have an offer, tell us they'll let us know the next day what the offer is, etc and then leave us hanging. I'm going to give him a call later this morning and I'm going to tell him to get his act together, or we're going to revoke his mandate. Their loss, in the 2 months they've had our property listed they've brought round exactly 2 buyers and one was a complete dud. Agent A brought round about 15, if not more. Enough said?

I hope something comes off this finally, though to be honest I'd much rather see agent A sell our property after all the effort she put in. I'm not going to complain if agent B gets the pudding, I just want this place sold now.

@baymule I've been following your thread on TEG, goodness, you must be looking forward to Tuesday. What a nightmare! I'm keeping my fingers, toes and eyes crossed that everything will go smoothly for you in your new home and that you will have no drama or dealings with imbeciles for at least the next 5 years. :hugs

@sumi, we get to start all over-we have to sell our current home! Wish us luck on finding a buyer.

baymule, I hope you have more luck than us! You certainly deserve a smooth ride after all the drama.

Our potential buyer apparently lost interest completely when I said we're not going to tie ourselves up with a "maybe". That is very odd... Especially considering the agent pretty much had the same reaction when I spoke to him, so I'm wondering how much of this is the agent and how much is the client. It was ridiculous proposal and I'm not impressed that he tried to corner us into it.

Agent A, when I filled her in on the developments (or lack of) said she's going to phone the buyer on Monday and make a casual enquiry and see what she can find out.
