It just ticks all the boxes for me?

1. It's in a NICE part of the country
2. It's comfortably in my price range
3. It's been for sale for at least 3 years, so the owners will probably be open to negotiations
4. It's a heavenly piece of land and it's a bit bigger than my minimum requirement
5. The odds of me finding something similar in Co Cork or elsewhere in Kerry for that price is minute…
