I don’t know if it’s just Texas or the whole country, but insurance companies are depreciating the roof, instead of the full coverage you think you have. So if your roof is 20 years old and a storm tears it up, it’s depreciated down to nothing.
Insurance is in business to make 🤑

i'm sure the insurance company is often willing to sell you extra insurance to make up for the things they've taken out of their "regular" policies for the poorer peeps, but you can also think about it another way and realize that at some point all insurance becomes useless for doing what you want and as long as you have enough money you can just do it when it happens and pay.

and don't get me started about crooked insurance agents...

Forest fire is a real threat in the PNW, Metal roof is the best against embers. we are having a new roof put on in a few weeks. We are to old to do it ourselves.
