cool..just make sure you know of any building restrictions/animal restrictions/permit stuff before you buy anything. Don't wanna buys something and then not be able to do what you want with it, ya know!

Another good idea when you narrow down the area you most want is to order some maps from the National Geological Survey (heck these days they are probably online :old ). They show creeks, rivers, elevations and often even what minerals might be in the area.

Be sure about the water. If there is a well have it tested. If not be sure to drink the water. Some city supplies are just plain old nasty tasting.

Before you buy have the soil tested as well. Most land grant universities offer that service for free or a small fee.

Learn all you can BEFORE you invest. ;)

Maybe I need to join you in your welding class. My DH started to work on my small horse trailer last year-the ramp was falling off. And, now over a year later the ramp STILL isn't on. :somad

That's why city limits is a no no. And some of them do not permit mobil homes. We told the guy we wanted all kinds of critters.
If ypu live in a state like NC being outside city limits isn't that much protection. Basically the cities have the power to annex any unincorporated land. We started our plant in a industrial park located in the sticks a good 5 miles from the city limits. As we grew we started discussions about buying a farm next to our site. Before we could close on the purchase the local city had annexed just that one farm and we had to develope it according to city rules. They actually required us to run sidewalks out into the woods where they deadended
