ugh, my parents refinanced last year, i know that was a pain in the tuckus too...

it doesnt help that as much info as i can find online much of it is very contradictory and its frustrating trying to figure out what is what...
the citi-bank guy has been helpfull thus far and my relator just got back to me with the amount of the title fees as well as the anual taxes for the house i want so now i get to call him back and see what the next step is so we can get this moving.

ive got sooo many ideas runnign through my head on what im going to do with this place...i just want to get it all done and sorted.

so some good news...

someone finally got their heads out of their butts and got me intouch with the person i needed ot speak to at wells fargo to get things sorted to buy this dang house!

turns out i didnt need to talk to a tn agent at all and it can all be done over the phone wiht thier main lending office...if my ct guy had told me this we could have got the ball rolling BEFORE i whent to tn and things would be going alot quicker now...

the good news...
my credit score is 780! *woot*, he pulled the credit report and aparently they take the middle number...my low was 756 and my high was 792 so YAY good credit...
and based on the taxes, purchase price if i pay full asking for it ect, ill be in the clear at only 31% (their max money out to money in is 43% so im well in the clear there! YAY!)

we weill be going with a homepath mortgage because theres no mortgage insurance and no apraisal (saves me $400 up front and about $20 a month on the payments compared to conventional or FHA) though it is .25% higher on the interest...

i was thinking of going 5% after talking to the citbank guy yesterday (he was trying to get me to go conventional) BUT i could go 3.5% down with no issues on a homepath...it wont change the pre-approval or underwriting process...so im not sure which ill go with, ends up being about $400 less for me to pay out at the table on closing day, which would be helpfull to go towards moving costs.

he gave me a closing cost estimate of $2600 plus escrow and fanne mae is offering 3.5% of price in closing cost assistance to owner occupants right now...sooo im going to have to find 1600 + escrow costs if those numbers are right, he did however say that it could be alot less depending on title and other fees... and that $2600 is the "high estimate"

so fingers crossed it comes in less...

the BAD news is because im going homepath it can take up to 2 weeks for the underwriters to get the pre-approval letter...so now its the waiting game...
i was told however sometimes they get it done alot quicker and hes going to call me as soon as theres a responce on the account.

so, lets keep those fingers crossed that my house will still be "offer-less" by the time that letter comes along.

im guessing its going to cost about $1000 to hire one of those storage pod like things...i think thats goign to be the best way of doing the move, and ive got to find a stove and fridge cheap (craigslist here i come)
and i need to replace the carpet in the livingroom and bedrooms before i can consider putting my furniture in...but im planning on doing it in sheet lino or something similar...so theres another $500, the lino in the kitchen and bathroom will last long enough for me to save some cash...but the carpets are yicky.

ive got alot of bits and bobs i should be able to sell so im going to see if i can arrange a tagsale, get rid of some stuff and any of that money will go towards moving costs...
i mean i dont need/want it and its just taking up space in the garage...


so yeah...assuming the underwriters dont find any hidden issues....
and assuming noone buys my house before i get a chance to buy it myself...

im buyng a house! *tries not to get excited* dont want to count my chickens beore they hatch, but its hard not to get excited, ive been looking into doing this for a few years now...

well today is weigh in day again...
and im finally under 200lbs...

dont remember beng under 200lbs in my adult years EVER, i think snce i turned 14 my smallest has been 215...

well...ths morning I am 199!

im hopng to loose anohter 44lbs or so before my 1 year check up in mid september and at my current average i shouldnt have any problem getting there :D

n not so good news...

tempi got out yesterday evening...usually if she gets out in the early evening shell be back by dinner time, but last night she didnt come home...and dont let her out overnight normally (i lock her in the bathroom so she doesnt slip out)

well she didnt come home last night, and she hasnt come home this morning...:(
im hoping she just got into something nteresting and will be home soon, but please keep those fingers crossed...
i know this is a risk you run when you let your cats out...
and tempi doesnt realy give me the option shes actually gone through the trouble of hidng in the bathroom untill someone from upstairs uses it then bolting into the upstairs and hiding untill someone opens the front door if i refuse to let her out...

its raining on and off right now so shes probably just curled up somewhere dry, but im such a worry mommy lol

if shes not back by lunchtime ill go looking...

Hope she comes home soon. Congrats on the weight loss!!!

My little Amira is attacking my bedding for me because I stripped the bed and the quilt is in a pile. Obviously there are mice in there. LOL.

didnt you know, the quilt is a monster just waiting to eat you so shes just killing it for you...
dont you feel safe knowing you have a big strong kitty protector waiting to kill anything that might try to eat you in the night?!
