Good for you for putting your foot down. As hard as it is to do, the more you say "take it or leave it" the better it will be.

I doubt this will be the end to the comments, but it's a start. And the fact that they both sorta had an AHA moment is wonderful!

Good for you! I know it is hard to beat back all of those protests on how you can't really do it - I bought into them and didn't move out until I was 30! I spent a couple of years out on my own, and then my parents divided up their land and gave my brother and I our portions (he sold his... *^% ). Now I live in a trailer on an acre next door to them. Here you have to have 2acres to have livestock so they still have a lot of control over what I can have (no goats :( ), but I figure you can't beat free property.

Keep your head on straight and work your numbers, figure in emergencies and savings and you will be fine. I work in the financial world and lenders (with integrity) are begging for responsible / reliable borrowers in the same way realtors want buyers.

oh i hope they feel that way about me...
ive got a good credit score of 750, a steady income and ive never ever made a late payment...the only thing keeping my score as low as it is is because i have limited credit (i paid for my car in full, i only have the 1 credit card, ect and i did make the mistake of not using my credit card for a while...
now there sying they like to see some activity on active cards so i bought a medical alert bracelt ive wanted with it to put some movment on there, its something i ca pay off in full, i figure if i do that every month itll look good on my score lol.

i never realized not having ENOUGH credit could be a problem and why i didnt aproach moving this time last year...
my mortgage guy seems pretty certain though so *fingers crossed*

i mean im looking to borrow well under my max range, he thinks ill qualify for up to $45,000 but i dont want to see anything over 39,900 and then im hoping to get the seller under 35,000...if i can get 30,000 or under even better!
i have no desire to buy more than i can afford and end up in some mortgage ditch so no worries their
i actually already passed over a real estate agent simple because after i told her i wanted to stay looking at houses under 40,000 MAX shes sending me listings in the 60-70k range...even if the house has been on the market a year theres no way im going to get a 70k house for under 40k so stop showing them to me...she said it was because "some people qualify for more than they think...

well sure thats great but im basing my search on what i can COMFORTABLY afford, not on what the bank says i could do if i worked my ass off and didnt have heat and such...
she couldnt understand why i didnt want to see the more expensive properties so i found someone else to work with...what part of UNDER $40,000 is hard, yes i know it wont buy me alot, im not going to get an updated kitchen, or luxury bathroom of 5 bedrooms in a great location...im not expecting those things, so stop trying to tell me i need more than im asking for...

in good news im booking the trip tomorrow...i told mum she needs to make up her mind by morning...if shes going to be supportive ill book her flight...if not...im going alone.
she agreed and said she would realy like to come with me...so
this is it folks, this is such a big thing...
i just hope i dont find my dream and then get turned down...wells fargo wont give me a generla pre-qual letter, they only give them on specific properties...*head desk* but i bank with wells fargo and it just makes things easier to go with them (and theyve been very helpfull)

in OTHER news...
dad was joking today and told me no matter what i choose to do, i cant go untill HIS farm is all set lol...
he took the day off work (had a long drs apt this morning as hes preparing for gastric bypass too now :)) so this aftenoon after the gym we finnished the fence off (theres still a small section that needs doing if we can pick up a peice thats cheap (mabe broken) as its only a 4ft gap...but if not right now theres a peice of plywood across the gap and its eventually goign to have an elderberry bush infront of it anyway so...
got the gate hung, more for looks than function, it looks ever so cute...
and we built a potting table against the shed.

dads going to mark up the sqft boxes for me as soon as the weather co-operates and then ill be direct seeding some stuff as well as hopefully getting some peas and beans in the ground....most of my seeds went belly up due to lack of light which bugs me, but ive got all the packets in storage so im hoping to be able to direct seed alot of stuff and get it realy going. im also going to pick up some already established tomatoe and pepper plants (as while those seedlings are alive they dont seem to be thriving...

aparently i can make anything else grow outside, but bring it indoors and my green thumb changes color *sigh*

im also hoping to pick up a couple of large tires to make a strawberry bed for them...
then ive got to pick flowers for the front of the new fence...
once all thats done im aparently free to move to the moon if i want to lol.

all in all...its been a very good day.

Keep in mind just charging on your card isn't (usually) reported to teh credit bureaus. Your financial institution probably only reports once a month - and they basically send your statement information to the CBR agencies.... so if you pay off in full before your statement ends, they see no balance. You have to carry a balance at least through your statement cycling for it to be seen as activity on the card.

I'm a ghost in the system and haven't enough credit to do anything LOL. But I prefer that over debt, in a heartbeat. I'm so little a consumer, I'm pretty sure I show up on lists for the FBI :p

at was me up untill about 3 years ago, credit cards were evil i wanted NO trace...then i realized if i ever want to buy a place of my own...there going to want some kind of credit history...lol
go figure!

Been through something similar so maybe I can help a little. I moved out of state in Jan 2009 to get married. I had to learn in a hurry how to help friends and family let go. My Mom came to visit the next summer. I guess she needed to see for herself that her daughter was all right. I managed to keep my closest friends too, even though one of them was pretty cranky about me leaving. He got over it and we are best friends still.

These bits put a lot of things in perspective.

heck i can work all his power tools safely, i can hang and patch drywall, ive done tile, i can fit a sink, i can lay laminate and vinyl flooring ect, i CAN do this. "

--- Parents like to feel like their children still need them. You'll be his kid, no matter how old you get. Daddies are just that way. Tell him :
"if anything happens around the house- you already came to the rescue- by helping me learn how to do all this stuff."
Dads also consider doing projects together bonding time with their kids. He's trying to have all the quality time with you he can get before you go.
Reminding your Mom that she needed to go off on her own back then was good. She knows that she will miss you, but she will adjust- and she'll be proud of you. Just dealing with some empty nest feelings.

Remember to plant some of their favorite stuff in those sq ft beds, since you may have a new home by harvest time. Good luck on your trip. :)
