I love those tags! I'm sure people would love them!

Good luck on the prequalification for the house...we're now just waiting for the appraisal to come back. Once it does, as long as it's at or above a certain amount we'll be refinanced and on our way to building a new barn.

i got some good news today...
ok its GREAT news...

but first...the story.

i took mum out grocery shopping and for some reason something compelled me to take my cellphone...me and my cellphone have a forgotten kind of relationship, i typiclaly only keep it with me if im going somewhere alone as a "just in case"

anyway were walking round the store and my cellymaphone rings...
its my mortgage guy, he tells me the underwrited had a question about my adress, aparently the adress i told them and the adress they had didnt match up...
so i told him the adress they had i havent been at for years and lived there with my ex, and confirmed my current address...

he said no problem and id hear something probably about the end of the week...
my heart sank a little, i thought, if the credit report has that wrong, what else could be going on, will they give me an issue because the adress is wrong ect...but i wont knwo untill next week so not to think about it...

then about 30 mins later i get a call in walmart...impressive considering i NEVER EVER have a signal in walmart (the building, im pretty certain, is lined in lead) so i answer and dread moving incase i loose signal...
its my mortgage guy... sunk a little, worried hearing so soon meant bad news...


i was SOOOOOOO wrong!:ep

the underwriter has my letter of approval all set, should be arrving by the end of the week and hes going to email me a copy so i can send it to the realtor so she has it when i place my offer!!!!

he told me, "so go ahead and make that offer youve been waiting patiently to make!"

SQUEEEEEE.

so this is realy just 1 hurdle down...
hurdle #2 is getting my offer approved
hurdle 3 is getting the inspection and having the house pass...im not too worried as it is fha insured with a $0 escrow so that usually is a good sign...but i need to be certain.
i also need to make sure the well and septic are good too

i dont need to get an apraisal because its a HUD home so thats one less step.

assuming i can get over those hurdles, the rest is just gravy! im SOOOO excited! :weee

i can barely contain myself...
now its a waiting game.

i sent the pdf of the pre-ap letter to my agent along with an opening offer/instructuons...

the house has been on hud listing since march 25th (so a month and a half) and is listed for $29000,

fannie mae is currently offering 3.5% in closing costs right now...

so for my opening offer i said $27000
contingent on inspection, fannie mae to pay 3.5% closing

im not yet sure if i want to do 5% or 3% down, the monthly difference in payment is tiny and it would be another $500 i could use on any closing costs not covered by the 3.5% from FM, or on moving costs, so ill probbaly go with 3%, i asked my agent and he said the difference is so miniscule its not going to change or effect the pre-approval, ill still be in thier "safe zone" so...

as far as i know though hud dont care about downpayment, and dont need how much in writing anywhere with the offer....

so yeah, my agents not likely to get my email untill morning, then it can be a few days for HUD to say yes or no...and then we go from there... we either play "up the bid" or i call a home inspector to get the property inspected asap lol.

mum said shes happy for me, but not happy about it...lol least shes not trying to talk me out of it right now...

omg im so ecited, im going to be antsy now untill i know everything is good to go, not only getting the offer accepted but getting that inspection so i know what NEEDS to be done right away and see if i can realy afford it...that inspection is going to be the "big part" of the whole process...

gah im not good at waiting...

buffy re-runs are helping pass the time, got to take mum to her shoulder doctor for 2pm and then were supposed to be going for indian food tonight...

yup yup...
