oh and in other news, spent my day out in the garden, more specifically out in the veggie garden and im quite happy wiht how things are comming along.

topped a couple of the lettuce that were getting rather tall so decided tonights dinner will include salad lol...
while weeding some of the baby (not even looking like yet) beets got pulled up, we like beet greens so they get to go in the salad along with some of the meusclin mix that needed thinning anyway.
pulled some spring onions too :D yum.

foudn a kittypiller eating come cauliflower leaves, he was quickly dispatched....
noticed weve got some pea pods on our peas :D and some globe raddish are poking their red heads above the dirt line...
oh and our squash plants are doing well too.

AND we have tomatoes growing on our bushes YAY...
weve not had much luck with maters in the past, most likely due to a lack of water on our hot deck...but this year we whent all out (we eat alot of tomaters) and all are doing realy well...

the pepper plants not so much..or at least...there flowering, which im sure is a good sign, but they havent grown much...there still all under 12" tall...poor little peppers.

oh and those carrots i was whining about a few weeks back...were not inundated with baby carrot shoots, but we definatly have some growing in well :D
we eat alot of carrots too so i think next year were going to have to dedicate more space to them and seed a little heavy...in hopes of getting more :)

we already have plans to expand next year, dad wants to add a perenial strawberry bed on the hill, and some tater planters :D

Wow, Sure seems like there are a lot of hoops to jump through there.I am glad everything is looking up for ya on that home ownership! What a great feeling it will be to walk in the front door of YOUR home. :D As long as it is structurally sound, the "pretty stuff " you can do at your own leisure. CONGRATS! Keep us updated! And of course...we want pics!! ;)
The gardening sounds like it is coming along great! congrats on that too!!

thanks guys, its finally feeling a little more "real" now.
the inspection was for my own peace of mind as the house is officially sold "as is" but at least now i know what kind of project im gettng involved in... :)

and being the only major issue is the water issue...i think i can feel a little more secure moving forward.

its good to know that the house has nothing a couple good coats of paint wont fix :D

still have a few more hoops to jump through, but this is a major step forward...

and in the meantime its become more real for the parents and dads making comments about how he "cant be there to save...i mean help...you"

*rolls eyes*

i love that daddy wants to be able to help me replace the windows and lay the floor and such, but i think i got it covered...lol

well ive realy got 2 steps that are in my hands...
1: talking to the asset manager about the pump/tank issue
2: sending a copy of the signed contract to my mortgage guy...(and making sure i get in everything the underwriter needs in a timely manner)

once those 2 parts are done its all out of my hands and the rest is up to the bank and hud.

hud likes to close within 45 days of the contract being signed so...that should be the end of the first week of july, so ive got about a month. to closing/move in day...
assuming all goes smoothly that is.

still waiting on word from the asset manager...
gonna email my signed contract off to my mortgage guy and let him know whats going on and see if he suggests getting the paperwork started now anyway or just waiting a few more days (i dont want to submit info late and end up paying late fees cause we cant close ontime...)

ive got some emails out to folks in the house area reguarding 1: the cost of installing the pellet stove we already have, or 2: getting propane to the property...
right now im thinking propane is probably the better way to go because itll be easier to get into the house...
the pipes are already there as opposed to the pellet stove that takes up more space AND needs to be professionally insalled via cutting a hole n a wall and buying a slate pad for it to sit on...

so yeah gonna see what those quotes come back as...im thinking i like the idea of propane better, easier to get the fule delivered too.

propane also means i can have them pipe into the kitchen and have a propane stove and mabe even eventually a propane on demand water heater.

ive got my tentative colorschemes picked out...

kitchen will be sage green chocolate and white, livingroom and bathroom, blue chocolate and white, my bedroom sage green and pink (peony inspired) and guest bedroom will be sage green and lilac/purples (lilac inspired), im going for a semi traditional, semi cottage, semi eclectic type feel.
so im collecting inspirational pictures offline for those :D

ive already decided, the house will stay white, the shutters stay green, but the front and back doors and deck floors will be barn red :D

im working on my list of must have trees for the orchard since that will be the first big outdoor project, plus working on my critter list...
im also thinking on making my list for my front flower/cutting garden soon...i know i want tons of roses and peonies lol.
ive also got some plants here that i want to either pull up to bring with or take some cuttings and get rooted...mostly buddleia, a wysteria thats comming with me beofre dad kills the poor thing (its well contained right now on a gate arch and i just trim it when it gets a little wild and wacky...but dad doesnt like that it grows so quickly and has now taken to trimming it with a weed wacker... so im hoping i can hoist the smaller of the 2 vines to take with me...im hoping to plant it against the garage/soon to be barn with a good support system the garage is highly funcitonal, but its ugly as sin lol and its a metal building so having the greenery on it should help cool it during the summer. im thinking of mixing a couple of honeysuckle vines in there too as it seems to be the only thing they wysteria doesnt eat alive lol.

soooo many garden plans lol

gonna have to put some serious work into sorthing through my stuff and going tagsale route, ive not got enough to make much of ading in the moving costs but every penny will help on that front.

got sooo much to get done and assuming i hear back from asset managment, things should roll pretty quickly after this so ive got to start getting my tush into gear.

even if things fall through a good "spring cleaning" wouldnt hurt as it stands, ive got alot of stuff thats just collecting dust, or its broken and i havent had the heart to throw it out...

still no word from the asset managment company...

so i started doing some digging...


problem 1:

listing report states the property is on a well...
as we found out, it is not...its on a spring....
according to fha guidlines springs are NOT acceptable for a sole source of water, house would NOT be fha insurable because of this...
the apraiser is not under any requirments to "inspect water supply" according to the fha guidlines...however you would think they are required to determine water source...in this case the apraisser has assumed its well water and its 100% not...and due to the land in the area were talking a 175ft well costing around $5000 to fix that "little" issue

problem 2:

that stupid pump...
and aparently the water heater...(yay plumbing systems)

according to fha guidlines they have to inspect mechanice systems that have problems...this means hud is going to have to send someone out to re-inspect and adress (either fix or list the problem as an ecrow item)

according to my lender the bank will not close an fha with an existing mechanical problem...
meaning, the pump and airtank would have to be completly replaced before the bank would give me my mortgage....

BUT HUD will NOT fix or replace any exsiting problems, the "best they can do" is put money into a repaire escrow (how much we dont know) so that i can fix it after closing...

see the issue here?
bank: we cant give you the money untill its fixed
hud: we wont fix it untill you give us the money...

yeah fun fun.

so after talking with my mortgage broker...
and after talking with the receptionst at the asset managment company i have 1 of 4 options:

option 1: apply for an FHA 203k (repair) loan.
problem: 1, under fha guidlines i only quailify for $27000, but id need a 203K for $28000 in order to have enough of a cushion to repair that and fha wont sway even a little on how much there willing to give me...$27000 is the top of the line folks...
2: fha wont lend on the spring water, so id have to add another $5000 to that 203K for a well to be dug to bring it up to their lending requirments
so id actually need $33000 in an fha 203K in order to buy the house...

option 2: conventional financing...
problem: 1:the bank will not give me the money on a conventional with an existing mechanical systems problem...(its considered a structural fault)
so again we go back to that
bank: we cant give you the money untill its fixed
hud: we wont fix it untill you give us the money...
game...
2: theres no way in hell i can come up with a 10% down payment AND closing and moving costs... id have to magically pull about $6000 out of my butt for down payment and closing and another $1500 for moving costs...its just not happening...
(if i whent with fha i would only need to pull $3000 for down and closing costs...
my parents dont have almost $4000 to lend me...

option 3: cash financing....
problem: HAHAHAhAHA....yeah cause we all know i have $27000 laying around in my room...its under my matress i swear...
of course that also doesnt include closing or moving costs....

option 4: RUN AWAY...
looks like this is the option im going to be taking at this point, and its soooo incredibly frustrating!

im NOT going to get financing on the house due to the spring situation...this is absolutly ridiculous because the plumber says theres more than enough water...and even if the spring wasnt an issue, the banks not going to close unless hud will fix the pump first anyway...
so continuing forward with this and wasting everyoens time and sanity seems stupid

its very frustrating because i still have to pay the inspector, and i have to let my agent know whats going on...
and i realy do LOVE the house...*sigh* so much potential!

so i talked to the asset managment, they gave me a link to a form i have to fill out and send back...
i also have to send them "proof" of why im backing out...
so im going to send them a copy of the fha apraisal requirments with the "no springs allowed" part highlighted...
a copy of the fha requirments stating that mechanical systems have to be inspected if problems are found...
and ive sent a note off to my mortgage guy to see what else i can get together and send off to these people...they aparently want a letter stating fha loan is denied, and my mortgage guy also mentioend theres something in the fha requirments that states mechanical systems must be in servicable order...so hopefully we can get all that together and i can get my $500 earnest money back from them...

after all this is partially theri fault, the pump broke because they didnt winterize it...
and the spring should have been reported to fha...

ive got a feeling im going to have to fight tooth and nail to see that money again though...so im not holding out too much hope...

ive still got to pay the inspector his almost $300, he did his job, not hs fault...
and ive got to double check with the leectric company that a refund is going to be applied for the deposit i made to have the electric turned on (that refund will pay the inspector)

*sigh*

so for right now the moving plans are on hold.

though i have spotted a house in another area closer to nashville that MIGHT be worth looking forther into, ive asked the agent for more pictures...we'll see...
if not though i think im going to hold off untill next spring...and i dont think ill be trying to play nicey nice with HUD again, this whole process has been a lesson in insanity and frustration.

*sigh*

i guess the good side of this is it gives me more time to set aside more money, and the market might drop even further over the winter...
