Just adding my 2 cents to the advice already given. I come from a "hick" town, in upstate New York. Once you get to know the people, you might find that they are pretty diverse and often come from all different areas. I was certainly pleasantly surprised on my last visit to my old home town as to how much people are up on things.
I was also disappointed in seeing the same chain stores we have here on the west coast. The little unique stores were all gone, to be replaced by Walmart, Ace Hardware, Napa Autoparts and Oliver's :/

Construction is a little slow, but I still see things being built.
Opps, my bad, I read you wrong. Our sales tax, provincial and goods and service taxes equal 13%. Income tax, I think the govt takes about 33-40% of my hubby's money.

good thing you have the funds to make the changes you want. that is great.....life has stages and you are ready for that change. Your hubby can change jobs to what he enjoys and you can get that small farm you want. Fab!!!

I think you need to look. Do you want land and build your dream home?
Or buy and renovate? Do you want to be near a bigger town or by yourself out in no man's land.....and all that.

think about it and research and I know you will run across some wonderful real estate deals now.

Sounds like you have a wonderful change coming your way!!!! I am glad you are excited. Just do some research before jumping into anything.

Think about what you need, your family requires, your way you want to live and start the search!

Monterey, VA. Beautiful, small town feel with an artsy contingent of democrats from down out of Washington, D.C. The land is beautiful and fertile, not too far away from larger cities. Not sure about the job situation for your hubby's skills but the land and taxes are definitely cheaper than what you are paying now.

I would venture that anywhere in the country is going to give you some exposure to hicks....this is their native territory after all...but you can often find someone of similar values if you look hard enough.

I'm still looking where I live.......not been too successful around here. :p

One thought on the social aspect of things; it sounds like you would do well looking for land in the vicinity of a 'college town', ideally a larger state school or university not a wee little college. Properties are a bit more expensive in those areas vs non-college-town-y rural areas, but not by *much*, and it sounds like the kind of place you might be happier.

Franklin County, Va Smith Mountain Lake is gorgeous, that is my old stomping grounds. I would love to move back there but my hubby's job is too good to give it up. Serously, look into it, lots of farm land and lots of it close to the lake. Bedford County and roanoke county are also close to the lake. It's pretty big!

I'm surprised you have something that low on Long Island. Last time I was there in 93 you couldn't get anything under 500k. Hard times. At least you have some good equity. That's better than most. Yes 90k doesn't go far on Long Island. That property you mentioned sounds pretty good. If you're progressive you'll have a hard time finding company in cheap areas. If you want cheap the hicks come with it. Just don't talk about politics, religion, guns, gays or minorities and you'll be ok.

LOL. I just guessed, of course, but the price was a hint - it is not a highly sought-after area... ;)

I have never lived there, but drive through it several times a year (including wintertime) and used to know people who grew up there, and, please forgive me, any Watertownians reading this, but you could not pay me enough to live somewhere that flat, swampy, windy, dreary, out in the middle of nowhere, and SNOWY. (And I generally *like* swampy and middle-of-nowhere).

What are land prices like these days within a reasonable radius of Ithaca or Rochester?
