We accepted the offer today...they agreed to $125,000 and moved the closing date to January 28 so I only have one more mortgage payment left!!!
Barred Buff-- we sold the house cause my grandmother gave us her house (a 2003,I think, doublewide) and my FIL gave us 2.5 acres to put it on so we moved the house here.
After everything that had to be done....well, septic, driveway, permits, foundation, plumbing hookup, electric lines, remodeling the inside, we have a new mortgage of $65,000.
Once we sell the other house we will pay off the credit cards $6-7K, and probably put the rest in savings just in case the SHTF. We will refinance our loans against the new house and property into a proper "mortgage" and do a 10 or 15 yr loan versus our old 30 yr loan on the old house.
This will save us minimum $800 per month (probably more with no credit card payments) that can go towards savings or double car payments. Our new mortgage will be at the same payment as the old one but it will be paid off in half the time.
Most people our age (mid 30s) here in this area aren't even close to being as well off financially as we will be and we are soooooo blessed that this came along now. We are upset that we didn't get closer to our asking price but we are ecstatic that we will be free of this financial burden. We have had 2 mortgage payments since June and things have been really tight.
I talked to my goat breeder this morning and she wants $700 for 3 does, all with papers, Nigerian Dwarfs, and 2 of them are definitely preggers!!!! I am soooooo psyched! She said she will even board them for us until we can close on the house and finish the fencing here. I'm sending her a good faith check for $200 next week and then I'll pay her $250 the next 2 months and hopefully we'll be able to go get them then!!!
I wanna be excited but I'm waiting until AFTER the home inspection....we just redid everything in that house but the dang inspectors always find something to nitpick about.
We are hoping to clear $20,000 from it. Sad really, 3 yrs ago when we first talked of doing all this our real estate agent wanted to list it at $187,000.
Now, I'm just happy to get an offer after only 5 months on the market. Could have been a LOT worse.
Whew! Lori, that is so exciting. Frustrating for sure about the drop in value but like you say, look at where you are financially. We're getting ready to relist our house in hope of moving in July... Uggg....
